AP365 is an Integrated Property Rental Platform which connects Property Owners with overseas Agents and Tenants for their property.

Click on the Signup in top right corner of your computer screen. Then you can either signup using Facebook or by filling in signup form.

Click on the Login in the top right corner of your computer screen. Than you can either login using Facebook or by your Email ID and Password, depending on which method you used to signup.

AP365 serves different purpose for Owner, Agent and Tenant. Based on your user profile you will have different option in your dashboard to perform different tasks.So It is important that you choose right profile to get right options.

Owner : Person who owns a property and looking for tenant.
Agent : Person who want to serve Owner and Tenants to earn commission.
Tenant : Person looking for a place to rent.

e.g Only Owner will have an option to post a listing on AP365, Only Tenant can request to schedule a viewing, Only Agent will request invite from owners to look for tenants etc.

You will receive a notification for each action item on your email. To make sure its getting delivered to right email address, we need you to verify your email. 

An MOU stands for Memorandum of Understanding. As a Tenant if you like the property after viewing it, you (or appointed agent) can send an MOU to show your intention of renting that property with basic terms. Based on this Owner (or appointed agent) can generate T.A for that property to formalize the transaction.

TA stands for Tenancy Agreement, which has all the terms mentioned to be observed by both party during tenancy period. Both party need to accept it to commence the lease.

Go to the documents section under your property and click on create documents.
Based on your user type, you will see different option.
As an owner you can generate TA only.
As a Tenant you can generate MOU only.
As an Agent you can generate both TA and MOU.

You can choose type of documents that you want to generate (based on language preference).
By hovering on document, you will see preview by clicking on it.
To create a document, click on start and then follow the steps.
Most of the details will be auto populated (if provided earlier), if not provide the details as asked and choose the clauses that you want to have it in your agreement.
You can edit existing clause by clicking on pencil icon.
You can also add new clause by clicking on add new point (st the end of every section).
At the last step you can preview it before sending it to other party to accept it.
Upon submit, relevant parties will be notified with an option to Accept / Reject / Request change and you will be notified based on their response.
If you receive a request to edit anything, you can edit it and then send it again and relevant parties will be notified again with the same option and previous copy of document will be discarded.

No, you don't need to print a physical copy and sign it. You can down load the copy of document and read it and if everything is fine you can just Accept it from your dashboard and document will be marked with your acceptance of time (in place of your signature) by the system. Once all the relevant party accept it, you can download it again and see the acceptance time stamp.

If you want to change any clause before accepting, you can just click on change request and specify what to be changed. Creator of the document will be notified about this change request. You will receive new notification upon document amendment and you can download it again and read through before accepting it.

AP365 is designed to be responsive meaning it can be used on any screen size from mobile to desktop seamlessly. It supports all the browser except Microsoft edge. We recommend to use any browser other than Microsoft Edge as site will not load properly in Edge.

  • For Agents

As we are supporting end to end transaction, from listing a property to appointing agents, managing viewings , creating / signing documents, auto invoicing we need more details to manage whole transaction.

To make sure whole transaction goes smoothly, we recommend to provide all the details in one shot.
You can still add your property by provide compulsory data only, and choose to provide other details on different stages of property transaction (as required).

Go to My Properties
Click on Negotiate for any property that you want to negotiate commission, which will open up a chat window.
If you want to counter offer commission, you need to choose that from drop-down box and Owner will be notified about your updated offer with an option to accept / reject.
You will be able to see Owner's response below that particular message.
If you just want to chat only, you can start typing to chat with Owner on any query / request.

When as an Agent you gets notified about Owner's offer, you can straight away Accept / Reject / Negotiate offer by clicking on respective button from your email and it will open up chat window and owner will be notified about your response.
If you want to negotiate, you can choose new offer from drop-down and Owner will be notified and negotiation will continue until both party reach to an agreement.

System will consider latest commission offer that was accepted. 

If you have any potential tenant for the property that you are marketing, you can share your custom link for that property with potential tenant and they can request to owner for schedule a viewing upon signup. Then you and tenant will be notified about Owner's response and you need to assist tenant during viewing.

If any potential tenant request directly from property detail page of property that you are marketing, you will be notified via email along with other agents who have been appointed for the same property by Owner. You need to respond to that email quickly to view the tenant contact details first to make sure that leads gets assigned to you. And then you can contact Tenant and assist them for the transaction to earn commission upon successful transaction.

Leads assignment is on first come first serve basis.

Go to Photos section and click on browse button to select photos from your gallery or you can simply drag and drop.
You can also import photos from our media library (if available) by clicking on "Import From Media".
Once all the photos are uploaded, you need to assign cover image.
You can delete photos by clicking on delete icon.
You can upload up to 20 photos.

Depending on address entered for your property google map will automatically point to the location on Map. But in some cases it won't be pointing exactly to the right location on Map, in that case you can just drag the red pin to the right location on Map.

  • For Tenants

If you are interested in any property listed on AP365, you can request to Owner for schedule viewing with basic details like your move in period, no of residents and viewing time. Then owner will be notified about your request with an option to Accept / Reject / Propose new time and you will be notified for the owner's response. If Owner accept or propose new viewing time, their agent (if appointed) should be in touch with you to facilitate the transaction.

  • For Owners

Login to your account and click on "Add Property" from left side menu.

First step : Property details

Fill in the Property name and select right suggestion (if its available) to auto populate other details like Address, Description, Amenities, location etc
If its not showing your property name in auto suggestion list, you will need to key in all the property details as requested. You can click on "?" to know more about that particular field.

We highly recommend to double check all the auto populated details and update it if required.
Red pin will be pointing to location in Map based on Street Name entered, you can drag it to correct location if required


Second step : Unit details

We highly recommend to fill up all the details as it helps potential tenant to make quick decision. You can click on "?" to know more about that particular field.
Floor No & Unit No will not be visible to public. It will be used to fill up details while generating MOU & T.A
You can upload your own photos as well as you can also import from our Media Library (If its available), by clicking on import from Media.


Third step : Additional details

All the fields under this section are optional, but we highly recommend to fill up all the details as it will be used while generating MOU & TA. If you don't key in now, you will have to do it while creating MOU / TA
You can click on "?" to know more about that particular field.
These details will not be visible to public.


Fourth step : Assign Agent

You can skip this step, if you don't want to assign any agent now.
To assign any agent, just tick the box in front of agent thumbnail to assign them. You can search them if you already know any.
Specify commission that you are willing to pay and put any note that you want your agent to know.
You can anytime remove or assign new agent.
click on Submit and your property will go live on AP365.


All your selected agents will be notified about your offer with an option to Accept / Reject / Negotiate your offer and you will be also notified for each Agent's response.

Agent will be removed from that property.

Click on Edit from My Properties for which you want to negotiate agents

Click on negotiate for any agent and it will open up chat window.
If you want to change commission, you need to choose that from drop-down box and agent will be notified about your updated offer with an option to accept / reject.
You will be able to see agent's response below that particular message.
If you just want to chat only, you can start typing to chat with agents on any query / request.

When you as an Owner send an offer to Agent, they can also counter offer and you will be notified about updated offer with option to Accept / Reject and Agent will be notified about your response.
You can accept the offer or Reject it. You can choose new commission from drop-down and continue negotiation until one party accepts it.

System will consider latest commission offer that was accepted. 

When any potential tenant is interested in your property, he/she can request for property viewing with basic details like move in period, no of residents, viewing time etc and as an owner you will get notified for the same. Then you can look at tenant's profile and accept / reject / propose new viewing time and tenant and agent will be notified with the same. You can also notify key holder about viewing time to assist during property viewing.

When property is owned by a foreign owner, key of their property will be with management company, friends, neighbors etc. Upon accepting Property viewing request from potential tenant, owner will have an option to notify the person who is holding the property key to assist them for viewing.

No. Once listing is published, you won't be able edit District / City / Country.

In case of wrong information, you need to delete that listing and create new listing. Once you delete the listing it can't be rolled back.
